Fresno is the biggest housing market in the San Joaquin Valley and it is really four or five markets stacked together. The Tower District and the streets around it are full of 1920s and 1930s bungalows with plaster walls, original single-pane windows and bathrooms that were never designed for two people. Old Fig Garden is mature-tree ranch property where owners tend to remodel rather than move. Central and southeast Fresno are dense with postwar ranch homes on generous lots — the classic candidates for a room addition. North of Herndon, in Woodward Park and out toward Copper River, the stock is newer stucco and the work is usually a kitchen opening up, a primary bathroom, or a deck and cover in the back yard.

Older homes with good bones
A pre-war bungalow near the Tower District or an older home in the Fresno High area is usually worth remodeling properly rather than patching. The typical scope is plumbing and electrical that has aged out, a bathroom taken back to studs and waterproofed, flooring run consistently through the house, and doors and casing replaced. Those houses have plaster, odd framing and previous owners' improvisations behind the walls, so we price them after looking rather than off a square-foot rate.
Additions on postwar lots
Southeast Fresno and the Sunnyside area are largely 1,200 to 1,600 square-foot ranch homes on lots with real back yards. A primary suite or family-room addition is often far cheaper than moving into the equivalent house further north. The constraints that decide feasibility are rear and side setbacks, where the sewer lateral runs and whether the electrical panel can carry more.

Fresno spends most of July and August above 100 degrees, and a west-facing patio slab is unusable without cover. A pergola or a solid patio cover on the right elevation is the single highest-value outdoor project in this city, and it takes load off the wall behind it as well. We build both, along with composite decks where the grade drops away.
