Slab, tile, fixtures and vanity get priced against real selections or clear allowances, so the number reflects the bathroom you actually want.

Demo, rough-in and waterproofing
Strip to the studs, move plumbing and electrical where the new layout needs it, then build and waterproof the pan and walls before a single tile goes on.

Tile, stone and fit-out
Slab or tile set to the walls and floor, niches and bench finished, then vanity, counter, fixtures, glass, trim and paint.
